A good rule of thumb is to expect the unexpected when it comes to the inspection. And NEVER skip it, even if it's new construction -- as you truly never know.
Most reputable companies will give you a comprehensive read out in the form of a loooooong report. They will notate EVERYTHING, but do not worry, your agent will help you decipher what is a big deal, and what is not.
And remember it is a vital tool for renegotiation, if there are multiple issues found on the property.
